A leading academic medical center partnered with Trinity Consultants to develop an integrated IT Master Plan that would enable advanced audio-visual (A/V) and information technology systems across a new research and education building. The project’s goal was to deliver flexible, state-of-the-art spaces that support collaborative learning, research, and patient care.

Challenge

Trinity Cerami provided audiovisual and acoustic consulting services for the 81 Bay Street development in downtown Toronto. The project spans the Rail Corridor between Bay and Yonge Streets and includes two high-rise commercial towers with approximately 3.2 million square feet of premium office space, retail, support areas, and three levels of below-grade parking, all connected to Toronto’s underground PATH network. It was designed to embrace and connect to everything Toronto has to offer.

Solutions

The strategy and programming phase included stakeholder focus groups, technology design charrettes for presentations and events, coordination with CIBC’s AV service owner and the project’s real estate design team, as well as multiple technology mockups and proof-of-concept testing before implementation. Several key outcomes from the CIBC technology strategy drove state-of-the-art audiovisual solutions that remained aligned with the three-year implementation schedule. CIBC chose to leverage the IT infrastructure to support all AV assets, resulting in no permanently installed audiovisual cabling — all AV systems connect directly to the building’s IT network.

Services Performed

The team assessed existing IT and A/V infrastructure, forecasting future needs, and developed a comprehensive IT Master Plan with technical standards. They created design guidelines for seamless A/V integration and coordinated with design and construction teams to ensure smooth project delivery.

Results

Cerami helped CIBC in developing an AV-as-a-Service (AVaaS) solicitation for vendor owned and managed audiovisual technologies. CIBC was able to move most of the audiovisual capital expenditure to a multiyear operating expense under the manage service vendor. Based upon the successful completion of the technology strategy and development of the design intent drawing package, Gensler and Cerami were selected to complete the architectural and audiovisual technology design as part of the EDGB design-build construction contract. The project is designed to meet LEED Platinum standards.
