Engineering the intelligence that makes every building system perform as one.

A well-designed building requires controls that carry the design intent into daily operation, and our controls engineers do just that. We design the building management systems (BMS) that make the mechanical, plumbing, and electrical systems work as one. The work covers the control architecture, field devices, sequences of operation, and the interface the operators use every day. We specify open, vendor-neutral systems, so the building stays in the owner's hands to run, change, and expand. And our team stays on the job through commissioning, because a building isn't finished when it's installed; it's finished when it's proven.

The BMS is a significant differentiator in building outcomes: similar buildings can differ substantially in energy use depending on how that equipment is sequenced. We develop control strategies that reduce consumption and demand cost, including typical and standard energy-efficient sequences to unique strategies leveraging our deep building knowledge. We additionally implement fault detection and diagnostics (FDD) that surface equipment problems as native to the BMS instead of a separate platform.

We design direct digital control (DDC) systems that operate and monitor a building’s mechanical and electrical equipment, including system architecture, controller and field device selection, point lists, and the operator interface. Our engineers write detailed, project-specific, and equipment-specific sequences of operations. Every design is scaled to the facility’s complexity, operating staff, and long-term performance goals.

We specify open, standards-based systems using BACnet and Niagara Frameworks and bring third-party equipment and systems (chillers, boilers, generators, lighting controls, metering, and smart building platforms) onto a single coordinated BMS platform. Open and interoperable systems help protect owners from vendor lock-in.

Central plants and process-critical equipment often call for programmable logic controllers rather than conventional DDC to take advantage of the inherent redundancy and robustness provided by PLC product lines. We design PLC-based control systems and panels for chilled water, heating, and steam plants and other high-availability applications, and integrate them with the BMS so operators work from a single interface.

Network architecture is owned by the client’s IT organization. We support the design and integration of the BMS onto that network. We design the network to meet client IT standards, and where separate standalone or operational technology (OT) networks are required, we leverage our experience to design robust systems.

Controls generate a substantial portion of the measurement and documentation that green building certifications depend on. We design the metering, trending, alarming, and reporting required for LEED credits in energy and atmosphere, including advanced energy metering, demand response, and enhanced commissioning. WELL features that require continuous monitoring include indoor air quality, ventilation effectiveness, and thermal comfort. We coordinate with the project’s sustainability and commissioning consultants during design, so the design conforms with selected credits.

We evaluate installed controls infrastructure (controllers, field devices, networks, and front ends) and develop phased master plans for migration, head-end replacement, and integration of legacy systems that keep buildings running while they are upgraded. For owners managing multiple buildings, we develop portfolio-wide BMS standards covering system architecture, specifications, point naming, graphics, and alarm conventions, so every project delivers a consistent, supportable system.

Controls are only as good as what gets installed. Our engineers carry the design from schematic design through construction administration, submittal and shop drawing review, point-to-point verification, functional testing, and owner training and turnover, at whatever level of involvement a project calls for. We coordinate throughout with our mechanical, electrical, plumbing, fire protection, and technology disciplines.

Building Management Systems Services FAQ

Trinity delivers end-to-end BMS engineering solutions that enable smarter, more efficient, and more resilient buildings. We support new construction, renovations, and system modernization projects with extensive experience in DDC and PLC-based controls, sequence of operations development, open-protocol integration, fault detection and diagnostics, and automated demand response. Our team also provides existing system evaluations, controls master planning, portfolio standards development, construction administration, and commissioning support. By combining deep controls knowledge with a practical understanding of building operations, Trinity helps owners maximize system performance, reduce energy consumption, and create a foundation for future-ready smart building technologies.

We design BMS systems for a diverse range of facility types, including commercial office buildings, healthcare campuses, laboratories, higher education facilities, aviation and transportation hubs, data centers, and other mission-critical, high-performance environments. Our experience spans new construction, modernization, and BMS upgrade projects which allows us to develop controls solutions that align with each facility's unique operational, regulatory, and energy performance requirements. Every BMS is tailored to the specific needs of the building and the teams responsible for operating it. By combining technical knowledge with a deep understanding of facility operations, we deliver systems that enhance occupant comfort, improve operational efficiency, support sustainability goals, and provide long-term flexibility for future building needs.

We specify open, standards-based systems built on BACnet, Niagara Tridium, and other non-proprietary protocols. We integrate lighting controls, metering, and smart building platforms onto a single BMS platform, so owners retain competitive procurement, service, and upgrade options over the life of the building.

Our engineers assess installed controls infrastructure and develop phased migration and modernization strategies that may include head-end replacement, controller upgrades, and integration of legacy systems designed to keep buildings operating while they are upgraded. For owners with multiple buildings, we also develop portfolio-wide BMS standards that make systems consistent and supportable across a real estate portfolio. We provide unified, scalable and future-ready designs to support operations and long-term capital planning.

Our controls engineers combine deep technical experience in automation, integration, and network design with the perspective of a full MEP practice, and stay with a project from schematic design through commissioning. Working alongside our mechanical, electrical, plumbing, fire protection, and technology disciplines, we deliver systems that are coordinated, operable, and built to perform long after turnover. Many of our engineers have experience on the controls contracting side of the industry, giving them a practical understanding of installation, programming, commissioning, and long-term system operation. This field experience allows us to develop designs that are not only technically sound, but also easier to implement, maintain, and support.
