133 Hazelton Avenue is a nine-storey, 38-suite luxury condominium developed by Mizrahi Developments in the heart of Toronto’s Yorkville neighbourhood. Designed by Page + Steele / IBI Group Architects in a French neoclassical style, the building occupies the northeast corner of Hazelton Avenue and Davenport Road, with 3½ levels of underground parking. Each suite was custom-designed to exacting standards, and the building’s reputation for quality extended to every aspect of its construction—including its acoustic performance.

Trinity Consultants Canada provided a full scope of acoustical design and Tarion services for the project. Our team’s work addressed the range of acoustic challenges inherent in a high-density residential building of this calibre, from mechanical noise control at the property line to sound isolation between suites, amenity spaces, and service areas.

Vision

Yorkville sets a high bar for residential quality, and 133 Hazelton was conceived from the outset as a building that would exceed it. Mizrahi Developments, the only builder in Canada to hold ISO 9001 certification, brought an unusually rigorous approach to every stage of the project. The French neoclassical design, limestone exterior, and custom suite layouts signalled a commitment to craftsmanship that demanded equivalent attention to the acoustic environment—a dimension of residential quality that occupants of a building at this address would notice immediately.

The acoustic vision for the project centred on creating a living environment that felt genuinely private and quiet despite its urban location. This meant addressing both the transmission of exterior noise into the building and the isolation of sound between suites, mechanical rooms, service spaces, and amenity areas. With 3½ levels of underground parking and major mechanical equipment serving a full-service residential building, the acoustic scope was substantial.

Trinity Consultants Canada was engaged to provide a full scope of acoustical design and Tarion services for 133 Hazelton Avenue. Our team worked in close collaboration with Mizrahi Developments and the project architect, Page + Steele / IBI Group Architects, contributing acoustic input across the full design and construction process.

The Tarion warranty programme requires builders to meet defined performance standards for sound transmission between dwelling units. Our team’s involvement ensured that the building’s acoustic design was developed with these obligations in mind from the outset, reducing the risk of deficiencies at occupancy and supporting the developer’s reputation for delivering on its commitments.

Trinity Consultants Canada provided a full scope of acoustical design and Tarion services for 133 Hazelton Avenue. Our services included noise control of major mechanical equipment relative to neighbouring properties, noise and vibration control between mechanical rooms, suites, service spaces, and amenity areas, and sound isolation between spaces throughout the building. Tarion compliance services were provided in support of the developer’s warranty obligations under Ontario’s new home warranty programme.

A key element of our scope was noise control for major mechanical equipment relative to neighbouring properties. In a dense urban neighbourhood like Yorkville, mechanical systems serving a nine-storey residential building must be carefully managed to avoid noise impacts on adjacent properties. Our team developed recommendations for equipment selection, placement, and treatment to meet applicable noise criteria.

Within the building, our team addressed noise and vibration control between mechanical rooms, suites, service spaces, and amenity areas. The variety of spaces in a full-service luxury condominium—from underground parking to penthouse suites—creates a complex acoustic environment that requires a systematic approach to sound isolation design. Our recommendations informed construction assemblies and detailing across the building’s structure.

Sound isolation between suites was addressed to a standard appropriate for a building of this calibre. Occupants of a luxury condominium in Yorkville have a reasonable expectation of acoustic privacy, and our team’s work ensured that the construction delivered on that expectation.
